Which zip codes are safe? Looking for at leat 3-2 as far under 100k as possible. Schools are not an issue.

It is getting really difficult to find anything in Indianapolis under 100K in an area that you would want to live in. You might find a house up in Windsor park under 100K east of downtown but you are still Urban Pioneering but its not too far away. The nicest close neighborhood is Meridian Park 30th to 34th and Wash Blvd to Penn,but I dont think you can buy anythere under 200K these days. The areas west of the Museum are not safe. 46201 is Ok as long as you go no further than State street (likely a foreclosure) but the near east is getting pricey now like in Holy Cross and Woodruff. Almost any other downtown or close area will be over 200K. You almost have to move out to the burbs and even starter houses are 125-150K these days. Wish I could help more but things just arent cheap downtown and near north these days.

There is a great coop in Irvington really close to Starbucks for less than 80,000. however, it has 2 b.

There are some condos on 86th, Canterbury, less than 100,000.

There are numerous houses in Irvington that would qualify. Check out the new houses that are just south of I70 and close to Lucas Stadium. They are around 95,000 and might fit. Do a mibor.com check with your price range and set a realtor to work for you.

Yea, h/s/it is being a sillyhead.

Under 100K is getting pretty hard to come by unless you want to buy a hovel and rehab it ...

Helloif schools are not a problem ,it should be for you I'm not saying that in a bad way and I hope not to offend you but do not want to send you kids if you love them to IPS Indianpolis public schools to help you find a house under 100k e-mail this guy Ive known him a very ong time and he works alot with under 100k people tell him you want a township school trust me you will thank me later and so will your kids <please dm this information> you can find a good home under 100k just have to find the time.

We homeschool, ie schools are not an issue. Thanks to those of you who posted replies. I guess I have to start looking 20 miles out instead of closer in. We have done rehabs for the last 14 years so that's nothing new.
