the house we bought was a rental, so we were on the hook for the full amount for the first year ... ouch!!!! when homestead and mortage exemption kicked in .. ahhhhhhhhhhhhhhh!!!

FILE IT!!! YESTERDAY!

Do We have to both go to county auditor office to file our homestead & mortgage exemptions. We refinanced a month ago . Can we do this online ? Sandy

i filed a homestead exemption when i bought my home 27 years ago do i have to file this exemtion every year or is one time sufficient

You only have to file it once or anytime you refinance.

that's what I was saying. You have to file it once, or anytime you refinance. You have to refile.

So am I totally screwed? We refinanced in late October and I totally forgot to refile by the end of the year, do I lose out for one year for the mortage exemption?

R U sure he forgot. First buyers normally fill that out at closing. It happened to me though on a refinance once. Have him go to the county seat and make sure it was not part of the paperwork submitted by the closing company. If they have it, it will be applied as far as what to do with the overage depends on the County. Marion County gives a credit whereas Johnson County reimburses the homeowner. If that is the case, make sure your son calls his lender and let's them know. He will have to provide evidence the county made the change and they can make the adjustment on the spot and will tell you how much it will change.
