Is using one a common practice in Iowa?

I know the rules and customs seem to vary state to state.

In an area like Ankeny or West Des Moines, houses can sell within hours, and the right buyer's agent will give you a fighting chance at getting the home you want.

In other places where the market is cooler, an agent (for you) isn't necessary at all if you have some experience with the home-buying process.

I hired (and fired) several buyer's agents before I found the right one. Beware of "part-timers" who aren't good enough to make a full-time living in real estate. Their other job might come first, and in a hot market, you need someone who is 100% in your corner, just as anxious as you are to put in that offer.

Here's a test: if the agent tells you to "drive by" homes and then tell him/her what you want to see, RUN AWAY! The right agent KNOWS the inventory in the area you want to buy. This takes a dedicated professional who spends time each day looking over the listings and visiting homes.

Anyone less isn't worth your time, particularly if you are from out of the area.
