Correct. A hearty handshake and just our word from two experienced sides of a transaction, saved us both a lot of cash.

I assume the "hearty handshake" was metaphorical - since contracts for the sale of real estate in Florida have to be in writing . Robyn

I'm considering St. Augustine for rental income now/part-time retirement home later (specifically, a condo on Crescent Beach). However, will get bored sitting on the beach for too long! Is there much happening in St. Augustine? I would hate to have to drive an hour to Jax for any kind of life. Actually, I hope not to need a car while down there! Anyone?

You'll need a car just about anywhere here. What kinds of things do you like to do? Robyn

Otterhere
Apart from NY St Aug has more bars per square mile than anywhere else
We have free concerts at the beach and in the Plaza, theaters, cinemas, all sort of sports clubs and many fine dining places
I only go to Jax for concerts and am always amused here
Crescent Beach is great but you will need to drive to downtown St Aug

Moving to the largest city in the US (by land area), and hoping to not need a car doesnt seem to make much sense, now does it?

Otterhere: It is possible to live in Crescent Beach without a car. I know a handful of people who do not have a car and manage quite well. I would suggest that you take a look at the following link to the public transportation in the St. Augustine area The Sunshine Bus Company - St. Johns County's Public Bus System It costs $1 per trip. If you are willing to pre-plan your trips around their schedule, you should not have need for a car. The bus does not operate at night. If you are an experienced cyclist, it would be a 10 mile trip to downtown St. Augustine by bike. I live 5 miles from downtown in St. Augustine Beach and ride my bike downtown without a problem. You will find plenty of activities in St. Augustine. You will not be bored unless you are a large cosmopolitan area person moving from NYC, Chicago, etc.
