Hi, I realize I may be looking for something that doesn't exist, but humor me if you will. We currently live in South Florida, and would like to get out of the congested area. I know that Jacksonville is huge, but I was wondering if there are any areas within that have a small town or country "feel"? We will be possibly renting at first, so probably will end up in more of the city for that. My husband will cover a good part of Jax in his territory, so I can't really say where exactly he will work, because he is on the road. I also homeschool, so I would like to be somewhere where I could be a part of a group for that. We are looking for something 250,000 or less, where there are children and it is safe and quiet. Would love to have a little land if possible too. Thanks for any info!

I'm sure others who have lived here longer can give you more specifics, but I'm thinking you can probably get what you are looking for here, especially for $250,000. That's a lot for a house in Jacksonville these days. We're getting ready to buy a 4/2, 1950 sf house, built in 2003, in the Southside (pretty good area) for $155K. Depending on how countryfide you want, it might not be inside the loop, but not too far from it. Macclenny, Yulee or Callahan come to mind if you don't mind a commute.

I did a search on real estate in Macclenny and Callahan and found several decent looking homes, over 2000 sf, on an acre or more for under $250K.

I've never been there, but from what I just saw on their website, I doubt you'll be getting much land there.

Basically JCP and much of Northern St. Johns County consist of your typical swim/tennis neighborhoods. Do a search in this forum and you'll find all the info you ever wanted to read about it. You're probably not going to get an acre of land with a decent house for $250k. Callahan, McClenney, Middleburg, etc. are rural type areas. Completely different.

Thanks! On Realtor.com those areas look great! How rural are they? How far is it to get to a grocery store or Walmart? Also, what is traffic like to get to the city? Thanks so much for the info. I want something that is semi rural, and it looks like these may be it!

What kind of area do you live in now? Those areas are very rural. There is a Walmart in McClenney.

I live in fort lauderdale which is super congested most of the time. Everywhere you go, at all times of the day, there is crowded places and traffic. I am trying to get away from some of that. I would like to be somewhere where it seems as though you are in the country, yet have some things about 10-15 minutes away. Does that exist?

There are some pretty rural areas of St. Johns County that are pretty close to St. Augustine. But we're talking really rural. Farms. Some doublewides. A fair amount of poverty. IOW - "real" rural - not "cute" rural. Not much in the way of services like sewers - cable - etc. Also - FWIW - once you get to the more rural areas here - you're very likely to have extremely conservative very religious neighbors. Don't know if that's a good fit for you. I suggest that you come up here and drive around the area for at least 3 days or so (perhaps spend 1 day in Nassau County - 1 in St. Johns County - and 1 in Duval County). See if anything appeals to you. Robyn
