We're are new to town and are looking at a house in waterleaf off of Kernan. Is this area of town of. Pros/Cons?

I don't know Waterleaf per se... but that area of town is fine, schools are fine, fire/rescue is right up on McCormick. You're about 15 minutes to Mayport NAS, 15 minutes to Atlantic Beach, 20 minutes or so to St Johns Town Center 20 minutes to Downtown Jax. What more could you need/want? Everything is convenient and relatively safe. Cons... to me to much traffic and congestion, but I live way out in a rural area. BTW what happened to Pecan Park? Just curious, seems you were hot on that area a lil while ago.

We looked at pecan park and weren't very impressed. Just trying to find our way around.

The one thing I didn't like about Waterleaf when we visited friend over there was that there is really one long narrow road in and out of it, and for only being about half developed, it was busy, and also cars were parked on both sides of it. But a brand new school and being close to everything are great pluses. A con would be trying to turn left out of Waterleaf to go north on Kernan--that will only get more and more hectic until Kernan is widened.

I happened to have to go do some personal business over that way at noon today, drove by WaterLeaf and was immediately unimpressed Like Craig said, seemed hard to get in and out and through neighborhood in my truck. Also the homes there just seem so close together, my wife being the country girl that she is would say "there's not enough room to swing a cat between these houses" I have no idea where that comes from, but it means to close together. Unless your dead set on new construction, I am sure there better opportunities in neighborhoods near by at a comparable price. As far as the traffic goes I don't want to imagine what its like when all the schools start in the morning, or end in the afternoon I was there right at noon and it was bad.
