1) Honestly, not sure. There isn't a large german population in Jax, so there aren't a ton of Oktoberfest's like up in the midwest.

2) San Pablo Rd area has wide price ranges. There are subidivisions with relatively affordable old ranch style houses, all the way to a massive estate subdivision with multimillion dollar mansions.

From what I've seen, no. We looked at a house in that area and I have a friend that lives in an apartment complex there. Neither were what I would call "upscale". Don't get me wrong, it's not a slum, just not "exclusive".

2. San Pablo Rd has variety like someone else said. If you are looking for exclusive, look at Pablo Creek Reserve.

3. There is a massive flea market on Beach Blvd between St. Johns Bluff and Southside that acts also as a farmer's market. It is 5-6 miles from the beach.

5. Try Ragtime's, Pete's Bar, Ocean 60, and the Lemon Bar at the Sea Horse Hotel for happy hours. They are all within a block of each other at the very end of Atlantic Blvd on the beach. Some will have a Neptune Beach address and some will have an Atlantic Beach address depending on which side of the road. These are all relatively cheap and exciting bars (except for Ocean 60 which is a "laid back" martini bar). If you want a different atmosphere, head to Jax Beach (kind of unfamiliar with bars there) or Ponte Vedra (also unfamiliar with any bars outside of the Club's).

I go there all the time. Not for the veggies, but Andy's. It's a nice little burger joint there. Same owner as the one on Lane.

There is no Octoberfest per se. But the local microbrew places (Ragtime - Seven Bridges - River City) offer special seasonal beers. Seven Bridges has a special menu as well. Schnitzel Haus on Atlantic Blvd. offers special food menus. I'm sure there are other things in town going on - but that's what comes to mind.

I am not sure what you mean by upscale living. But I live in Ponte Vedra Beach - and - by that standard - the Pablo Road area is not upscale.

There's a very small farmers' market at Neptune Beach every Saturday afternoon. The stuff that's there is good - but there isn't that much there.

Best Happy Hour at the Beaches IMO is TPC Sawgrass. 4:30-6:30 7 days a week. Half price drinks. Five really nice small plates for $5. Beautiful setting. Robyn
