Hello. I've been looking at a ton of posts and found some good suggestions, but I needed a little more specific advice. I'm a 20-something single guy looking to buy a condo or townhome. I'm a quiet guy and don't need a crazy nightlife or anything. I just need a place that meets the following requirements:

1) It needs to be within 30 minutes of where I work. I work on Fleming Island. Yes Fleming Island is a great place to live, but I can't find anything there right now.
2) It needs to be in a nice/safe neighborhood.
3) There need to be at least some decent landscaping and some trees or ponds. This may seem like a strange condition, but I was looking at the townhomes on Calming Water Dr in Fleming Island, and found the bleakness of the area depressing.
4) It needs to be in a somewhat quiet area away from major streets where lots of noisy traffic would be coming through all night.
5) It needs to be in my price range. I'm looking to spend around 40k-50k, but I can go to as much as 65k.

I've been looking near the Mandarin area a bit. Is the Sugar Mill a nice place? I know the condos are a little old, but is it in a nice area? It's just east of San Jose Blvd in the "Arrowhead" region of Southside/Mandarin. Thanks!
