My husband and I are looking to move to St. John's County and can't decide which neighborhood is best for us. We have researched online many of the neighborhoods: Nocatee, Palencia, St. John's Forest, WGV, St. John's Golf Club, Julington Creek, etc. We'd like to the be the "small" house in the neighborhood rather than having the most expensive house nearby.

We are a family of 4 (2 kids: 1 & 4yo): very active, love to run, want to be close to shopping and businesses, good highway access, looking for great neighborhood amenities. Any suggestions?

$500k will get you a really nice house, in today's market. All of these have very nice amenities, but some offer much more than others.

Julington Creek Plantation has sidewalks o'plenty, and has a lot of shopping nearby. Access to the interstate can be 10-15 minutes away in normal traffic. This is the largest development of your selection.

Nocatee is still up-and-coming, and will be for many years, but the potential is there. (there's a recent thread here for Nocatee, and several active members live there)

WGV and Palencia a short drive south of Jacksonville, but are really nice areas. Palencia is the closest to St Augustine. Both are 5-10 minutes to I-95.

St Johns Golf and St Johns Forest are both nice areas, too, and have easy access to I-95. Shopping is nearby, as well.

heck, 500k could get you something on the golf course at Julington Creek with a nice outside living space.

IMO if you want to be the "small" house in the neighborhood there's only one option .... Palencia. Where the lower priced single family homes start in the mid $200's and top out at $2 million+ $500K is on the "small" to "average" side.

Default Nocatee

We have lived in Coastal Oaks at Nocatee for 2 years now and love it. It is absolutely a wonderful place to live if you have kids (and we have 4). Pretty much everyone out here moved here looking for the same things as us: good schools, "real neighborhood" feel, safe, beautiful area, beautiful houses, close to the beach, access to the outdoors. We have been very happy with the schools, our kids go to PVPV-Rawlings and we have our own bus, which stops at the end of our road (so kids just walk down to the bus stop), the kids just go out every day to play with their friend (their favorite thing to do in the world), I am a runner so I explore any and all trails I can find, it's very safe and friendly and we are very happy here. I have met a bunch of people who live in Willowcove at the water park, and there also seems to be alot of young families moving there too. When I run through that neighborhood I think they have done a great job with the common areas, it's very pretty with nice paths around the lagoons. The water park is great, it's such a nice place to go because it's relaxing with the tropical environment and great beach music, even if I take all my kids by myself it's enjoyable!

As a runner and realtor I say Palencia where you will get good trails good value and a great location with reasonable priced homes.
