A friend of mine said, "I can drive my Lexus thru the Cleveland Arms project and see Escalades, BMWs, Mercedes, and Lexus parked everywhere. They may not be the newest models but they're everywhere" I then pointed out to him that he drove new Lexus 450H and his wife drove a new E Class Mercedes and he laughed and said "Ahhhh Bro. I dont live in the projects dawg my cribs in Queens Harbour"...

Julington Creek Plantation should be a good choice for your income. Ritzy? No. For ritzy you need to go to Epping Forest. Gated community, you need to know someone to get in.

I just moved out of jcp for the opposite reason. It has changed over the past 10 years, lower income condos/townhomes (across from publix). They are putting two to three small houses on a spot where one house would have been. Ie west and east branch. A lot of blue collar people moving in. Tired of seeing beat up working vans/trucks in the driveways. Not to mention all the renters in there now that dont care and made us true owners value go down even more.
