The place I was looking at on N Liberty and 2nd was one street up from the projects. Saw a couple other missions and rehab clinics around too.

I think San Marco would be more to your liking. I assume the "projects" means the section 8 apartment at Market & 2nd, which doesn't ever have any problems, as literally across the street from a row of gorgeous $300k homes. Well, litter sometimes. And there a few AA houses & churches in the area, but no missions or rehab clinics. Riverside has these too, actually more. San Marco has just a pinch, so i'd go there since avoiding proximity to social services is a priority. In the general area just East of Bistro Aix, Dance Trance, & European Street (between San Marco Ave & Hendricks Ave) you'll find some relatively inexpensive property. That section of San Marco is the only left that still hasn't reached it's ceiling/been completely renovated.

Mostly, and with the construction going on forever it seem on San Marco Ave. traffic there can be a nightmare at times getting in and out of the area.

yea, I noticed they were detouring traffic onto those narrow streets.

hopefully they will be done soon now that they are doing the west side of San Marco and the east seems done...I still can't figure out whats up with the planters they seem so fond of putting in the middle of these small streets like San Marco and Stockton it's enough to drive one crazy ... there has got to be better ways of spending money, than putting palm trees in the middle of the road.

Well, they beautify and make the area more desirable for potential businesses. At least that's the goal.

However, there's a contraversy about the upkeep of these median plantings. Recently COJ tried to strong arm San Marco and Riverside & Avondale historic district (both judt finished new median planters) into agreeing to maintain their new medians plantings. COJ wants to make this the new standard policy to cut down on longterm expenses - but didn't tell anyone until they were finished. So they planted in San Marco, didn't yet in Riverside and wanted them to sign the papers of self-maintenance.

That didn't sit well with RAP or SMPS, refused to sign, and now it's a City Council issue. So, the Riverside median planters sit empty while all this is being worked out.

Springfield Historic District's new median planters are exempt as the policy is not back dated, at least not yet.

John Cresimbeni (city councilman) is championing "our" cause.

I know they planted some palm trees on Rogero Rd in Arlington not in the middle, but in the parking lanes at the intersections of the side streets, so many trees got hit by cars. I hear they are thinking of taking them out as a safety hazard...these were on the sides of the road. I can't imagine how many times the ones in the middle of the roads are going to be run into.

They beautify and make it more desirable?.. They take up space that could have been used for parking, so customers could actually go to the businesses.

Driving by the empty planters in Riverside I noticed these already have irrigation pipes installed in them. Who pays for the water for that then?

Just like the city to try to backdoor a self maintenance agreement after the fact, on the different neighborhoods.
