Hello-thinking of moving to St Aug, Ponte Vedra area. We know a bit about the area from numerous visits, but have never looked seriously until now.
We have a few questions, but first what we are looking for.

1)We want to be in a community that has a club-house that is active (where there may be cannasta, mahjong, etc)-feel this is a necessity, since we will not know anybody in the area and will need to meet people.
2)Also, like the "quietness" and "uncrowded" feel of Nocatee, but we question if it is too far from anything-doesn't even appear to be any local restaurants around-I know that things will change, but not sure we want to wait years for that. On the other hand, haven't yet visited Palencia, so not sure what that area is like.
3)Proximity to an airport-Both areas, by map, seem to be about equidistant from JAX and Daytona airports.
4)Not sure if we will buy used or build. From reading this forum, we have drawn the conclusion that Pulte is a fairly good quality builder, maybe not the best, but far from the worst-?
We know nothing about the builders in Palencia-I believe Cornerstone and D'something build there.
Any thoughts that you have would be greatly appreciated.

Palencia is even further out there then Nocatee. Nocatee is just a 10 minute drive to PVB. Both are nice , just depends on you perspective.

IMO...The main difference is Palencia has a golf course and Nocatee doesn't. But like donisasfan stated above Palencia is 20 minutes further south on US1 (closer to St Augustine) than Nocatee is. But maybe only 10 minutes further from JIA because of how far off of US1 RiverWood is.

You need an active smaller community as well as an active club-house
Nocatee imho is too far from everywhere and it will be years for that to change.
Palencia is a great concept but is not built out has too high CDDs and there are too many foreclosures to say it is an active community
JAX airport is nearer Nocateee than Palenica but both are by freeway equidistance in time from each airport .
Pulte is not a bad builder
Look at Heritage Oaks which has some lots still left and has an active club house Also look at the Island where at Seagrove there is a lot of building going on.
When we moved we joined the Newcomers Club and we have a very active life just from there contact the membership Sue Aird sjaird@comcast.net for details.
Any thoughts that you have would be greatly appreciated.

We moved to Nocatee with the opposite opinion. Nocatee is 25 minutes from everywhere we want to go. The beach? 10 minutes. Outlet mall? 20 minutes. Avenues? 20 Minutes. Town center, 25 minutes. St. Augustine? 30 Minutes. And on nights we don't want to go anywhere the grocery store is a golf-cart ride away.

Granted, there isn't much in the immediate vicinity; the nearest McDonalds is almost as far as the beach but I don't think having a mini-mall close by would sell us on a neighborhood. Would we have liked to live closer to the Town Center? Certainly... but that would've put us much further from St Augustine and my favorite beach. Go closer to St. Augustine, ie: Palencia, and now your really far from a typical mall, Home Depot, BestBut, etc, and pushing an hour to the airport. Not to mention Palencia's odd situation in that it seems you have to go miles out of your way to cross the intercoastal to the beach.

Not arguing ... just saying ... Palm Coast used to be in the same odd situation, then they built a toll bridge across the ICW and ''poof'' lack of beach access cured.(even though the beaches in Palm Coast suck...IMO)

Oh, forgot to mention, Palencia does (or did) have an *awesome* courtyard display-home for sale. You entered into a fully enclosed courtyard with a dipping pool. On on side of the courtyard was the garage with guest apartment above. The other was the house with I believe 3 more bedrooms. It was a pretty cool home; unlike anything we've seen in that price range. If it weren't for the small dipping pool, we might have jumped on it in spite of Palencia not being in our ideal location.

You must drive pretty slow.

Nocatee to Town Center is closer to 15 minutes than 25 and I can be at the avenues in 10. Plus when 9B is completed Town Center will be even closer.

LOL ... Wow they must have a temporal/spatial displacement device if they are moving Town Center closer to Nocatee, It will be quicker..Closer umm no! Just kidding, couldn't resist. When is 9B slated to be completed anyway?

I guess I could have phrased that a little better.

Supposedly it'll be done in spring of next year so only a few more months.
