I was wondering if any of you would give me the positives and negatives of the following communities around St. Augustine-Sea Colony, Island Hammock, Anastasia Dunes.
We are interested in whether any of these communities have CDD's and other onerous fees. Also, who built the homes in these communities and are there any specific problems related to each-like termite infestation, flooding, mold, etc.
One other community, though further out is Kensington.

There are no CDD fees in any of the communities you mention in your post. I know friends who live in all 4 communities, all are well maintained and have no problems that I am aware of. Homes in Kensington have been built by Mattamy Homes, Cornerstone Homes, Classic American Homes, and Lennar Homes. Kensington is about halfway between St. Augustine and the southside of Jacksonville. I am more familiar with the 3 communities you mention on Anastasia Island as I live very close to all three. The 3 Anastasia Island commuinities are communities of custom homes. Island Hammock is the olderest community of the 3 with perhaps a couple lots unbuilt there. Anastasia Dunes is a very beautiful neighborhood within walking distance of the beach with many building lots still available. Sea Colony was developed as a very upscale beachside community just prior to the recession hitting hard. The homes there are larger "Key West" style. Each community has its own distrinctive flavor so you would need to visit them all to make a comparison.

I recommend the Anastasia island communities if you want to be near the beaches but often in the summer people tire of the visitors so please also look at communities such as Heritage Park on the mainland where you can enjoy everything
Suggest you come and take a good look around
Termites you get an annual contract
Mold can be a problem but there you get an inspection before buying
Flooding there are areas where there are floods but none of these communities are affected
