If this is the case, you need (both of you) to re-think the wisdom of making the move. If his family is really that important to him, he'll eventually come to resent the relocation.

Very, very good info given below. If you're more excited than he is, not sure if the move would be right for you two. The "uncertainty" thing could blow up and hurt your relationship with him. But, if he is willing to make the move, he will be responsible for his feelings.
See, a major thing that you didn't include in your opening was that you two do have somewhat of a difference of feelings about the move and his feelings about leaving his parents.
Now all we can say is......GOOD LUCK!

He's just very close to his mom. He's in his 30's so he has to go out on his own now. He wants this he's just scared that he won't know anyone. He's very social so Im sure he will make friends fast especially as a new manager ppl will play politics and befriend him. Im just having trouble looking for a nice place to rent.

You could expand your search all the way out to the St Johns Town Center. I think if you look along Atlantic, Beach, or JTB Blvds as far west as 9A (now I-295) you'll still be within easy driving distance of the beach and Florida State College's South Campus. Hopefully that would give you more options with the lease length and the Town Center is actually a pretty nice place to go out.
