What's the buyers market like on the beach? I see tons of homes for sale more inland, but fewer and far between at the beaches. Any real estate agents you guys recommend for that area?

Things are fairly hot (relative to what it's been) by the beaches.

I've been doing a lot of research today, and I am considering looking for a duplex to buy... I will live on one side and rent out the other. Seems smart... anyway, I want to start talking to a realtor to figure out the ins and outs and how to get as prepared as possible to buy when I get out there. Plus I know there aren't as many whole duplexes on the market as single units, so I might as well start looking now. I am pretty excited! I will pm you.

Here's a great Duplex in Atlantic Beach, as long as you don't mind having to mow your roof every once in a while.

Beachfront property, at a reasonable price. Actually, a very famous home.

I don't think that OP has a clue that beach front property in AB starts at $1.2M. I also didn't know that any of the property along the beach from Atlantic Blvd. north was zoned more than R1.

Yeh, I didn't think that the OP was going to like this price very much.

Oh Man I love that duplex. I was home on leave from college in 76 and ran into the renter of one of the units (and his wife) playing golf at Selva. We hit it off and went back there for drinks after the round was over. He was a young Navy (JAG) lawyer and she was going to school at FJC.

Wow... lmao that is quite the duplex!!!!! But it is WAY too modern for my tastes! I like the beach shack/coastal chic look lol. Lived in, white washed wood... etc etc. But that is pretty cool. :-)
