Anybody familiar with Vista Cove in St. Aug that can share any pros and cons, please?

I'm very familiar with the condo community. I know several people who have lived there for quite awhile. Pros: Good value for the money whether renting or purchasing. Well kept community with unmanned gate. Close to downtown and Vilano Beach. A variety of floorplans include all on one floor units and townhome 2 story units. Some units have integrated garages. Some have very nice river views. The community has its own boat and RV storage lot. Cons: When some buildings were originally built, the window flashing materials were apparently installed improperly causing leaks. If you will be purchasing, have your inspector carefully check the drywall areas surrounding the windows for moisture instrusion. The area surrounding the condo community is perceived by many people as being a lower than average home value area and a higher than average property crime area. Those I know in Vista Cove have never had an issue with crime but they do prefer to approach the entrance to Vista Cove by taking Master Drive from the north off State Rd. 16 instead of Master Drive from the south off of West King St. The community is also within the city limits of St. Augustine so taxes are higher as well as water and garbage pickup fees higher than communities not in the city limits.
