We're in our early/mid thirties, have a 2yr old & plan to have at least one other child. We're looking for navigable waterfront with at least .5 an acre so the kids have room to play. We'd love to be somewhere, either in a sub-division or regular neighborhood that have other relatively young families. The places we've found that we like all seem to be much older residents.

Any suggestions within Duval or St. John's county that would be less than $300k for land?

For navigable waterfront lots of at least a 1/2 acre, you'll have a hard time finding one in a neighborhood, simply because they scale down the lot sizes. I count 7 active vacant lot listings in Southern Duval (Mandarin) and NE/NW SJC.

There are several homes/lots along Bishop Estates Road that back up to navigable water. You can access the St. Johns River then the Inter-coastal or blue water from Julington Creek. We almost bought the property almost directly across from Durbin Creek Drive near Durbin and Bishop Estates. The people that own it tore down the older existing home and built a new home. It is a beautiful property with lots of fruit trees and dock with a slip and deep water access.

The drawback is that you would have to step the mast if you were sailing and wanted to access the St. Johns.
