Hi all,

We moved from Europe to Jax just 2 days ago and we really love it so far! To get the settling in going, we have of course started the house hunt...

And, unfortunately, so far, we haven't been lucky at all since we are both smokers and we have 2 cats... This combination seems to be a major issue when finding a property (cats are mostly 'negotiable' but smoking isn't).

Do any of you have experience or tips that could help us out?

Yes, smoke outside only. we are smokers too and when we do vacation rentals ( not the case here) property owners have no issue with smoking outside.

Hi,

thanks for the reply - we had indeed told our agent, who is helping us out with this, the same thing: "We'll smoke outside" but she told us that:
- as soon as you mention "smoking" in the application, the owners reject the application - and I do not want to be untruthful on the application
- in the contracts, there are sometimes clauses that prohibit smoking 'on the entire property' (which I suppose also includes the garden?) which I find a bit extreme though...

You'll find that in general, the US is not as smoker-friendly as is Europe. Why not just QUIT? You'll live longer and smell better, plus think of the money you'll save. Congratulations on your move.

You will have better success if you look at rentals that do not use a real estate agent as the screener. Many landlords screen their own tenants personally. Look on Craigslist or www.padmapper.com and www.hotpads.com and you will find some rentals where you negotiate personally with the owner without a middleperson. I am a landlord who screens my own tenants and though I would prefer non-smoking tenants, I have allowed some tenants to smoke outdoors when everything else about them said they would be excellent tenants. The key is getting a face to face with the landlord. The way you present yourself determines if the landlord will be comfortable believing that you will in fact smoke only outdoors. When you go through an agent, you never get that opportunity because the application stands in the way of you meeting the landlord.

Your solution would be to buy your own house to smoke in.

I don't know anyone, whether it's an apartment or a private rental, who is going to allow smoking, even outside, because many smokers don't police themselves, and it gets quite hot & humid in Florida.

Two ideas. Offer more money. Enough so an owner can repaint after your rental and put some $$$ into his her own pocket. Or try to find a European landlord/landlord who smokes. We rented a house from a German couple when we moved here - and had no issues with smoking (they both smoked - and were planning to move into the house when our lease was over). FWIW - the house we rented was brand new when we moved in - and we helped the absentee owners with issues relating to construction problems. Robyn

Can't help it if it's public; this is a public forum. And there is no guise. This is sincere advice from a landlord who used to be a smoker. Currently I rent only to people who smoke outdoors only. It's terribly hard to rent a house where smokers have lived to people who don't smoke. It's like cat ****; you never get rid of the smell.
