You should ask your realtor if any units in your building have sold in the past 3-6 months. If there are any sales, ask your realtor why he or she thinks those other units sold instead of yours.

Even though the condo market is slow, you only need 1 buyer. Have either a friend or your realtor walkthrough the other condos for sale and then yours and then have them rank which would be their first choice, 2nd choice, etc as if they were in the market to purchase a condo. If yours is not number 1, then ask them to be honest and tell you why and then correct the problem, so that when the next potential buyer is looking, they'll pick your unit. As for potential problems, it might be price, wall color, outdated appliances, poor staging of furniture, stains on carpet, clutter, etc.

It depends how desperate you are. We had already bought our new house and had carried 2x mortgage for 6 months so we dropped ours 10% lower ($40k) than anyone around even though we though ours was nicer (remodeled, lakeview etc).
