I currently live in the north Atlanta suburbs in Gwinnett county and I am looking to move to the Jacksonville area. I own a 3 BR /2.5 BA townhome. My neighborhood has a great HOA , sidewalks, decent public schools, and almost zero crime. The property is very affordable at $1000/mo. My question is...are there any comparable neighborhoods in the Jax suburbs? I have read a lot about crime in north Jax. Are there any low-crime, affordable neighborhoods for middle-income families in other areas of your city? Any specific info (counties, zip codes, etc.) is greatly appreciated!

Seems crazy, right? But the Atlanta area has changed a lot in recent years due to rapid population growth. The traffic is paralyzing. It's now difficult to get from point A to point B, even on the weekends. And daily work commutes are commonly 1.5 to 2 hours EACH way. I left a good job and took a pay cut because my commute was so bad. There are other issues (saturated job market, rising COL, etc.) but the traffic is the deal breaker. I (and many others I know) want to get out of here before the "Atlanta is Great" bubble bursts so I am looking at other cities in the south east and Jax is on the list.

Are you in Jax?

I think he lives in central Florida.

And I agree about the Atlanta traffic. It is horrible beyond belief. Absolutely hate driving through there whenever I go to Tennessee to see family. Jacksonville has traffic too, but it is not as bad. I've traveled down there a couple times this past year to watch the Jags play, and it was a breeze getting in and out.

From what I've heard, the better areas of the Jax area are south of the city in St Johns County. Their schools are supposedly the highest rated overall in Florida.

BR,

Thanks for responding. Yes, just from my online research it seems that St. Johns county is the clear winner for the Jax area. But I only see homes for $350K to $500K. I am hoping some locals can weigh in on other areas that are reasonably "safe" and a little less expensive.

And you're right...I've visited Jax a few times and the traffic there is nowhere near as brutal as Atlanta.

Some inexpensive, nice, suburban living can be found on the far northside (north of Dunn Ave, particularly north of 2-95), East Arlington (Eastern region of Jax before the beaches), Bartram area (SE Jax before leaving Duval County) and Oakleaf (far SW Jax). However, the first three are in Duval County which means questionable schools (research for specifics but generally speaking they're not so great) while the last one is in Clay County which should be decent all around.

Correct, I live in central FL but know that area of GA and Jax somewhat well.

Look into south side Jax and around northern St Johns Co. Stay away from north Jax especially NW Jax. Schools are very hit or miss, but St Johns Co is your best bet. Overall,ic think St Johns Co is in the top 3 in the state as far as schools, safety, Etc.

What part of SJC are you looking at? If you look at the 210 or at the neighborhoods just outside of Nocatee by US-1, you can find homes in the $200-300K range. I know several people who have moved into that area and they really like it. You'll still be convenient to 95 and the traffic will be nothing near as bad as you've experienced in Atlanta.
