Occasionally I will play around on realtor and look at houses on my wish list. These are mostly houses that I will consider down the road as an upgrade/second house. I REALLY want a house on the canals of the Intracoastal since my wife and I love boating and fishing. These can be had for around 380k+. One thing that blows my mind though is the PROPERTY TAX. Even on our current home thats worth 230k we are paying 300/month in PT. The houses on our wish list are taxed at 600/month! Thats outrageous to me given all of the debates with the City employees' pensions and how they need MORE funding. Are we even getting our money's worth out of the City?

Are houses ON the Intracoastal at risk of flooding?

Well, there are a lot of people who qualify under Save our Homes that limits what the appraised value can appreciate at (lesser of 3% or CPI). So people buying new houses at today's market values are subsidizing those folks who have been in their homes for a while.

Yes I believe these are in the floodzone.
