My husband, daughter and I are looking to buy hone near st. Augustine. Some things we would like to have are:
Good schools
Amenities within community- golf optional
Under 350,000
Family oriented not retired people only
Some yard
Great walking trails or sidewalks
10 minutes to ocean
Hoa fees fine, would prefer to CDD fees too, but would consider
Newer homes

I would definitely look into Palencia. Golf, tennis, fitness center, swimming, walking/biking trails, soccer and baseball fields are all within the community.

The neighborhood is very family oriented, with kids of all ages, as well as empty nesters.

There is plenty of new construction going on if you are looking to build, but even the existing home stock is mostly less than 10 years old.

Palencia Elementary school is within walking/biking distance to most homes. Kids then are zoned for A-rated Pacetti Bay middle school and Nease High School (although some chose to attend specialized Academies at other St Johns county schools).

We are further than 10 minutes to the beach, and we do have HOA/CDD fees, but these charges exist in most every community that offers desirable amenities.

We moved here two years ago and couldn't be happier with our decision. Feel free to PM me if you have questions.

Can you let us know age of child for schools but looks like Nocatee or South St Augustine near Pedro Menendez High school and Crescent Beach
Nocatee may have Cdd which can prove expensive whereas there are some great new homes in the Shores with everything you ask for an no cdds

Golf optional means it's not a critical component of their lifestyle. That they won't discount a community if it doesn't have a golf course in it just as they won't over rank a community if it does.
