They don't stay on-market long, because "everyone" wants to rent in that area.

demand outpacing supply. So why would a landlord rent short term when he knows he will get a long term renter in there in the matter of days.

I don't know about Florida or the St. Johns school district but in some areas, an exception is granted based on the children's day care center address. The kids are picked up and dropped off from the day care center. That may help you with the extra 6 months so you don't have to break a lease or pay more. Maybe someone on this thread may know if that will work in this area.

Thank you all, we are packing to move in may and hope it works out. I have found some 7 month rentals with good schools, but not in 32259. When we buy the kids will have to transfer.
