Family and I are moving to Jax this summer and I'm looking for any information on possible real estate agencies for rentals that work with bad credit? I have a good reference and steady income (VA disability) so that's not an issue.
I know I can look for private landlords but it's much more difficult to do from a distance. I just thought I would throw it out there in case anyone might know of someone. TIA!!

Let met tell you how I found our rental home, although this is in Texas, and 5 years ago.

I looked through homes for sale, found homes that had bee on the market to sell for awhile, then called the agent and asked if they would be willing to rent. We found a truly nice place that way! f course, that was 5 years ago and I don't know what the market is like now where you're at, but worth a try!

Also, scope out Craig's List for the area, you might find someone willing to work with you. That's how I found a home for my DD---actually, its a shared trailer, but nice enough!

Income is almost always more important than credit. Show the landlord that you have ample income to cover rent and they will likely work with you. They might ask for a higher deposit, but that's the tradeoff you have to take for screwing the pooch on your credit.

Income is not always more important. If a person's credit history shows a tendency of not paying bills, his income will not necessarily translate into on time rental payment to the landlord.

I would respectfully disagree with this based on the sheer number of people with bad credit who are still able to rent properties.

Thanks for the responses. Trust me, I understand the reason they check credit and I don't have anyone to blame but myself for my crappy credit profile. It's definitely improving and I don't mind paying an agency to run it and everything. I know I'll possibly have to pay more for a deposit. I just don't want to waste my time or money if it's going to be a no-go from the start. I'd rather find someone that cares MORE about income and reference than actual score. I was hoping someone might know of an agency to work with.

My Property Manager won't normally consider a renter with a bad credit score. I think the minimum is in the 600's. Lower than that you will have to convince her to even consider you and then I have to be convinced too as owner. How bad is your credit score?

Mine is 590ish. Definetly improving, steady income and good reference. Just ran into bad times when I got out of the Army (involuntarily separated for medical reasons) and was waiting for VA to kick in. :/

Some PM companies will go as low as 500. It may require an additional security deposit, but if you need a place to live and it's the right place for you, then that's the way it can work.
