I am moving to JAX & have been looking at homes in the intercostal area- San Pablo & Hodges Blvds. I like the homes in JCC/ Pablo Bay/ Queens Harbor etc. but cannot seem to locate the perfect house and really do not want to live in a gated community with the high HOA fee's. With a budget of around 400K is there any areas were I could buy .50 to .75 acre lot and build a 4 bedroom/3 bath home on? Have not specifically looked for vacant land but something tells me land is not cheap. Thinking I may not be able to afford this set up. Would just like to hear from the locals what they think.

What kind of a house are you hoping to build? You could do it if it's a fairly standard 2000 sq ft home. I haven't looked for empty lots in that area, but Ive seen some decent ones on the river in ok neighborhoods for ~200k. Plenty of lots not on the river that go for under 50k.

I'm probably dreaming of doing this for my budget but would like a 2800-3000 sq ft home with 3 car garage. I don't want to be "on the river" but east of it as I know once I get into the beaches everything jumps up at least $150K. I'm thinking I may have to go south towards St. Augustine. but did not want to be too far away from Jacks beach.
