The Florida you describe isn't St. Johns County (or the JAX metro area for the most part either). For example - things like Cuban food? Hardly any here to speak of (closest to me is Mambos Cuban Cafe & Pizzeria on Beach Blvd.). Robyn

IMO - those relatively cheap townhouses will be - at some point down the road during the next bust - prime candidates for turning into section 8 housing. Or have similar/other financial problems. Don't mean to insult you if you live in one of them - but they don't seem like a particularly good investment to me.

Also - $7k is a lot of property taxes when it comes to a $450k house. In many/most parts of the country (including California - I think people from some states in places like the NE have been ripped off for property taxes for so long they think that $7k is cheap). Also in terms of conventional house buying wisdom. Like you shouldn't buy a house that costs more than 3x what you earn. If you earn $150k a year and buy that house - $7k is about 5% of your gross income - and a (much) larger percentage of your net income. There are perhaps people who are earning more than that $150k who are buying that $450k house. But - for every person like that - I suspect there's another who is earning less. Judging from what I see around me - I think there are a lot of younger people who really don't know what the overall costs of owning a house - and keeping it running and maintained in good condition - are. I wish more people knew their home region, and not just vague generalities that are pervasive on here. Like "dont even venture to the West side of the river, you are likely to die in a drive-by!" I know people who moved to Fleming Island and have never been to Arlington, let alone know where it is. ( and it seems people who move the the Beaches are the biggest offenders in this--the "we dont cross the ditch" mentality)

There are different aspects of Jacksonville that you may appreciate or learn about.

The west/"other" side of the River covers a lot of ground - everything from the airport to Riverside to Orange Park.

I am not sure there is much reason to go to Arlington these days (although people should know where it is). When we first moved here - there was some decent shopping in that area. Everything from Sound Advice to Garden Ridge to Penzeys to Lowe's (think the first Lowe's in town was up there). Piccadilly was a fun place where you could get an old-fashioned southern cafeteria lunch. We got mulch and similar at Mulchmasters. Most of that is gone now (or available elsewhere). Only thing that we use up there these days is our car dealership.

I think you're right about people who live at the Beaches. But really never could understand the mentality. There just isn't that much here in terms of shopping and restaurants and entertainment and the like. I think if all I had available was what's here at the Beaches - I'd go a bit bonkers.

As we approach the busy spring season - well it's nice to get out and about and explore. I'm looking forward to my annual tour of the gardening places I like. BTW - when it comes to gardening - this is the time of year when camellias go on sale (and it's a good time of year to plant them too). Picked up a nice one at Ace Hardware the other day for 30% off.
