You will be OK if there are native Floridians and other Southerners... they dont bite... If this is a concern it would probably be best to move to someplace like Delray Beach or Sarasota.

With that being said I haven't seen the most recent census date but in 2000, St Augustine Beach has the highest percentage of people born outside Florida in the Jacksonville metro area

Gotcha. We probably have different levels of acceptability/tolerance in what makes an area "iffy" but that's fair.

You can get more for your money in Palm Coast, where it is much more likely possible to be within a mile, with a pool and a nice house for under 300k. And you'll still be within a 20-25 min car ride from St Augustine (city limit to city limit).

Yeah, but it's Palm Coast! Looking at your other posts do you sell real eastate there?

Ha! No! Not sure how on earth you got that from my other posts? We are also moving to the area and have been scouting up and down the St. Augustine area from PVB to Ormond Beach. We had made many trips down there, had done a lot of research and have a pretty good idea of of what's available for what & where.

Going by the OP criteria "... Beach , first and foremost must be near the beach ( 1 mile ). Other transplants ( from north would be nice). Shopping and restaurants important. Less traffic. Safe. Able to have a private pool in yard. $300K budget." what's else fits the bill better than Palm Coast? From what I have seen, either more money, more distance from beach or more traffic anywhere between SA and Jacksonville. And, from the northern end of Palm Coast, one can be in St Augustine in 20 minutes.

Interestingly, I too avoided the south of SA area initially. Why? No specific reason really, other than the echo chamber biases in St. Johns County. Then after 2 years of only looking in SJC, we visited Palm Coast, Flagler Beach and Ormond Beach. Imagine my (our) surprise! Lovely places! Each different in their own right, but with lots to offer. I also happen to think that beach access is much better south of St Augustine. Just my 2 cents...with nothing to sell...

Either Neptune or Atlantic Beach, which would keep you in close proximity to jump on Atlantic Blvd. and hit 295 (which will always be 9A to me) to the airport.

St. Augustine would be a loooooong drive to the airport.

Those would be the best places for the OP but IMO I agree with a previous poster- budget is too low for a nice area in either of those beaches locations.

Anyway, Uber is around $28 to JIA from NB- not bad!
