There is an excessive amount of existing homes for sale in the Nocatee area. Is there something going on there that we should be aware of or just coincidental?🤔

A lot of the homes have been lingering on the market because they are overpriced. Also, resale in Nocatee will always compete with new build in Nocatee and new build usually wins. And for some reason, a lot of people who move to Nocatee move here b/c of a job transfer, and then they are transferred again to places like Orlando and Tampa.

I've noticed that too. It seems like you can get a better price on resale than new constr. except for year end when builders offer crazy incentives!

It's the only thing that scared me away from buying in there. I had no idea what my job situation would be and wanted an established neighborhood in case we did need to sell. So we chose Julington Creek Plantation.

How do you like Julington Creek? It seems more established, yet still in a great location near all the growth going on.

we enjoy it and like the location where you can get up into Mandarin pretty quickly.

That was quite a front page article about Julington Creek in yesterday's FTU. But - when I read it - it didn't seem like anything was (seriously) out of whack. Sounded like a typical HOA to me (there's always some fight or another going on in most HOAs). What do you think? Robyn

yea, some people were put on the board that wanted to run it like Wal-Mart, do everything on the cheap and it showed. Now there is some push back from the residents. If you want amenities, they will cost. If you don't want them, move to a place that doesn't have them.

Agreed. We have some cheapskates on our board. But they basically try to keep costs down by negotiating super hard with our service providers. Sometimes - to an unseemly extent IMO. Robyn
