We have started to look in Nocatee for a home because of the schools. Are there any subdivisions that are a well kept secret? The CDD fees are killing me Any advice would be appreciated !

It really depends on what you're looking for. Walking distance to school? Walking distance to amenities? Walking distance to shops? Easy access to Phillips Hwy? Easy Access to Davis Park? New build? Established? Desired square footage? Desired size of lot? Greenspace? Gated? Active community? Quiet community?

Greenleaf Park is a great neighborhood if you're looking for an active community within walking distance of the school. They have a huge Halloween to do in the park, a fourth of July party, and other community-wide activities as well. There are a ton of young kids. The roundabout entering Greenleaf can be a nightmare b/c kids are always playing in the park and running right into the roundabout without looking.

Coastal Oaks is a great neighborhood if you're looking for a gated community with its own amenities along with Nocatee's splash park etc. The kids take the bus to school, though, so school is more of a trek.

The Town Center neighborhoods have smaller homes on small lots to build on the idea of community. They are walking distance to Publix etc. The kids take the bus to school. You can perhaps walk (depending on which Town Center community) to the Amenity center and definitely you can bike there.

For Nocatee schools, make sure you're in the St Johns County side; there are lovely neighborhoods on the Duval County side, but that doesn't guarantee you the school you want.

Agree with what the poster said above. The schools currently zoned for the Nocatee neighborhoods are no better or worse than any of the other SJC schools. The curriculum is exactly the same as districts are county based here. Don't pick where you want to live in the county based on the school. Rezoning happens like crazy anyway so your kids could get moved. Use the variables suggested in the previous post.
