Hello,

Our family of three - myself, husband, 14 yr. old daughter - are relocating this summer from beautiful Boise, Idaho. During a February visit, we were able to visit three of the high schools with daughter - Nease, Bartram, PVHS - all great. We might try to tour Creekside and St. Augustine next month when we are there, but right now, her heart is with PVHS. Fine with us as my husband's job is currently based in St. Augustine and his office will move to Ponte Vedra in a couple of years.

Renting might be a possibility, but right now we are looking at buying within the budget of $450 - 480K. Totally happy with a 1,800 - 2,200 square foot house that has mature landscaping, easy access to all (possible light on A1A), with at least 3 bedrooms and 2 baths. Added bonuses would be a community pool, easy access to the beach and a friendly neighborhood. However, I must say everyone we met in February was incredibly friendly. Make your own weather.

Looking on Zillow, it looks like there are several options AND the nice ones go quickly. While we were there in February we looked at several areas just to get a feel for the area, really liking neighborhoods that had mature landscaping like Odom's Mill.

What other neighborhoods might you suggest? Currently, the St. John's County School Attendance Zone Locator for 2017-2018 is down, so our focus is on PVB to make sure we are in PVHS area.

I don't think you'll do better than Odom's Mill with that budget other than possibly Sawmill Lakes. We liked Odom's Mill due to the proximity to the schools and to the local YMCA, both are walking distance away.

Odoms Mill, Sawmill Lakes, Fairfield, and Woodlands all would work. Also there is a cute neighborhood off of Ponte Vedra Blvd called Seawalk which is walkable to the beach.

There's also Seaside and Oceans Edge off A1A near Micklers Beach, but the landscaping is less mature in Seaside.

I"d also recommend Summerhill which is an extension of Corona on the other side of A1A in Ponte Vedra. When you drive in there its like you're in the Midwest with all of the mature planting and well maintained one and two story houses. Good luck to you!

Sawmill Lakes, Odoms Mill, Fairfield/Azalea Point, Old Palm Valley, Seaside, Fiddlers Marsh (behind L'Atrium, across A1A from Sawgrass Village), Cypress Creek (inside TPC Sawgrass), Ponte Vedra by the Sea

I don't think you will find anything in Cypress Creek for that price. Do a Zillow search and you can see whats available.

Those are good suggestions. Also, if you want to be near the beach, just off PVBlvd, there's a cute neighborhood (I think "Seawalk"?) that makes a circle, coming off PVBlvd. Pretty sure those houses are in the 400's. They have a neighborhood pool.
