Thinking of relocating from the northeast to the PV area. When I look at home listings online they all seem to have association fees. Are there homes in the area that are not part of these communities? If so, are there certain neighborhoods that I should be focusing on for this? tia.

Are you talking about Ponte Vedra Beach (32082) or Nocatee (aka Ponte Vedra 32081)?

If you're talking about PV Beach (32082), there are certain areas that are not part of an HOA. If you're using Zillow, look at homes near the beach: north of Corona Rd and east of A1A (this area is known as Old Ponte Vedra Beach). These homes are mostly $800k+.

Homes on Ponte Vedra Blvd are HOA free but then you're looking at a minimum $3m+ for oceanfront and $1m across the street.

There's also Roscoe Blvd (borders the Inter Coastal Waterway ie. ICW) and Neck Rd (near Guana Preserve off of Mickler). Any decent home on Roscoe on the water/ICW are ~$1m+. Homes across the street are considerably less.

Whats wrong with an HOA fee? In my neighborhood they use the funds to improve the area. If you have an HOA that actually does something its worth it IMHO. Of course it depends on the amount of the fee.

We live in a SFH in an HOA and sometimes we wished we didn't. It's a double edged sword. Your neighborhood may look nice and well manicured but you're bound by so many rules and regulations that prohibit you from doing certain things. Want to park a boat in your driveway? Nope, not in an HOA. Want a vegetable garden outside of your enclosed patio/screened enclosure? Nope. Want to build a shed in your back yard? Not happening.

We're a bit anal/OCD so we fit right into an HOA development but others are always fighting the HOA (roof color, house color etc. etc.).

Probably depends on how "reaching" the HOA is with "violations".

Some HOA's will fine for things like "dirty driveway" (ie mud on driveway after storms) or not trimming palm fronds (a neighbor of ours had the most beautiful palms in entire HOA and no one thought they needed trimming except the HOA which kept threatening to fine him - they sometimes pick and choose who they go after with "violations"), a little brown patch of grass (better get some new sod, no time to wait to see if it recovers), even leaving bikes on driveway overnight! Want a soccer goal for your kids? Better ensure it is totally hidden in the backyard because it can't be visible from the street. ETC.

There's a cost to maintaining your property at that level (ie, landscaping, power washing house, painting touchups, etc).

That said, HOA's also can provide some security (if gated) and beautiful landscaping, and amenities like a pool or tennis courts.

I am happy there are no boats in the driveways or vegetable gardens or sheds. I like that the neighborhood is well kept. If it bothers someone then they shouldn't live in an HOA or deed restricted community. No one is forcing you to live there.

We are looking to move to PV this summer. Wondering if some HOAs rule with more of an iron fist than others. We've been looking in Sawgrass and Marsh Landing. Feel free to PM.

Very generally, I think you'll find that neighborhoods that are gated are going to have stricter HOAs than neighborhoods without a gate. Sawgrass (both country club side and TPC side) and Marsh Landing are likely to be fairly strict. Fiddlers Marsh, Odoms Mill, Sawmill Lakes, Ponte Vedra by the Sea, Woodlands, and Old Palm Valley are all neighborhoods that have an HOA but aren't gated.

Even within Sawgrass (TPC), though, the various neighborhoods are going to have different HOAs with varying levels of how strict they are.

We live in the Plantation and would'nt live any place else. The HOA rules are enforced and people here seem to love that; we do! Even a dress code for the club house and golf course.

Not everyone wants that, Deanna1234, or can afford it. If you note, most people posting here have a budget that probably cannot take the $1K per month fees.
