Hello Everyone We are a retired active couple looking to move to St Augustine area from the hectic everyday life in Palm Beach County. What would be the best area's to look in? Don't really want to live in a cookie cutter neighborhood. We're looking in the general area and would appreciate any other areas that would be good for retirees. We enjoy the beach,riding our bicycles,dining and the natural areas among other things. Our budget for a home would be around $425000 or so and would like a 1 story with a pool. Any ideas would be great. Thanks in Advance

I would look in Neptune Beach. Not much in the way of cookie cutter neighborhoods, great beach, lots of good restaurants. Should be able to find something in your budget, although prices are going up. We've been here almost 25 years and love it.

Check out Vilano Beach which is NE of St Augustine on the coast. It's quiet yet minutes to all the dining/shopping in St Augustine and has it's own Publix supermarket as well on the south end so you don't have to cross the causeway every time.

I would look at Marsh Creek Country Club. It's also quiet yet minutes to all the dining/shopping in St Augustine and has it's own Publix supermarket right across A-1-A from the gated entrance.

It's nice but a little too expensive and too much house for us

Check out Trailmark near the World Golf Village if that isn't too far from the beach for you.

Lots of young families there... Shearwater: Same thing.

Suggest that you find a Realtor (I can send you two names) and get their input. Tell them what you are looking for and the price range.

Palencia would be my suggestion. A nice mix of all ages. I do not live there but know a few people who do, and they love it. $425K should get you a nice place.

Markland is very pretty too - but the houses seem kind of close together for us. We have been to a few parties there this holiday, and it is a nice subdivision.

There are "areas" not in a neighborhood... but then you don't have amenities like pools and clubhouse, etc. But you have to decide what is the top priority for you. A conversation with a Realtor would be a good place to start, and then come down and look around. We came here 5 times before we found the perfect spot!

Palencia would be a great option - lots to choose from and you get a great resale price down there! CDDs are very high though and even though the builder (Lennar) may be paying of the bond portion, the opps and maintenance can be high, BUT if you will use the amenities, it may be well worth it.

I would think that Markland is too pricey - they "start" lower, but mostly are custom and running in the high 5's - 6's once complete, plus Hines put a steep CDD fee there as well and they offer 1/10 the amenities of Palencia. World Golf may be a good option! I know of one area that has only 28 homes, all new and nicely designed! Mostly ranches and back to the greens of a great gold course, yet you aren't paying for things you may not use.

There are so many options. Let me know if you are looking around the area and if you have questions. We have been here a few years and run two businesses locally - one of which is community print marketing where I ran a publication for Palencia and Nocatee - I know a lot of facts about the HOAs, CDDs and other info that may help in your decision. No matter where you end up, you will love it here!
