We visited the St. John's area about two years ago. Then, we wanted to check out the Gulf Coast which we love. The gulf is beautiful, however, I feel like the northeastern part of Florida will have more to offer our son who is 11 years old currently. My question is, can anyone make some recommendations for communities that have fairly large lots with some privacy in the $350,000 or less price range? Also, I don't like the overwhelming feel of how large Nocatee is. We just would like a smaller community with bigger, more private lots. We did check out Julington Lakes and I really liked that community. Just wondering if there are others that are similar. Thank so much!

Whisper Ridge in NW St Augustine (St John's County) has larger lots with homes not wedged in on top of one another, and in that price point about as good as it gets for yard space. https://www.zillow.com/homes/for_sal...44_rect/16_zm/

We wanted a bigger lot as well and after TONS of house hunting choose Julington Creek. The other area that also had larger lots with existing homes was Bartram Plantation

We were in the same position, looking for a sub-division with larger houses on lots where the houses didn't feel on top of each other. Also were not interested in the mega sub-divisions (Nocatee, Palencia) or sub-divisions where the houses were all in a straight line and it felt a little too Truman Show-esque for us (Las Calinas). We also wanted to be somewhere close to the beach, St. Augustine, Jacksonville, etc.

We felt that some sub-divisions had a street or two within them that had larger lots and privacy in the back yard (Durbin, St. Johns Golf & Country Club, Kensington, and St. Johns Forest). Some other sub-divisions also had some larger lots, but the houses we saw were a little dated (Julington, South Hampton, World Golf Village, Cimmarone).

Ultimately, we opted to build with Pulte in Creekside at Twin Creeks. We picked a larger lot with no neighbors behind the house, pond/wooded view. We went with a ~3600sf plan, but they had a range of options, some available for immediate move in. Creekside felt a little smaller than the other nearby communities, but is within good distance of the areas we wanted. That area will be developing over the next few years with a nice mix of commercial and entertainment options going in.

Maybe check out Ashley Oaks in the World Golf Village area -- larger lots and a smaller community. Most of the homes there are newer, built in the last 5 or 6 years.
