We'll be heading down soon, and thought it might be interesting to hear which areas those who actually lived in SJ thought were 'the best of the best'. Instead of listing any requirements we thought we'd leave it open to the group since like most things choosing an area requires compromises and listing requirements might lockout an otherwise nice community. And besides it might be interesting to go see areas we could never afford !

It would help if you were more specific. That price and style does not narrow down things much. Do you want gated? HOA? Community/Amenity center?Close to beach?New or resale?

St Augustine Shores may appeal to you. It has a mix of new and older homes. Plenary of ranch style homes. The price point is right. It is about a 15 minute drive to the beach. It is close to shopping, although not really walking distance. It has a suburban feel without feeling like you are stuck in a keeping up with Jones type neighborhood. There are walking and biking trails, lots of large trees, a golf course, and you can be right on the Intracoastal waterway. It is not as exclusive as some of the other areas that may be suggested, but I looked there quite a bit while we were looking for a new home this year.

Davis Shores on Anastasia island, just a short walk over the Bridge of Lions. Close to the bay front, ocean, great dining and historic downtown. Schools may not be as highly rated (think the elementary is fine) but they also won’t be grossly overcrowded like the northern part of the county. Nice mix of older, interesting homes with character in an established area. Smaller ranch styles for sure although the prices may be too high close to the water. But if we’re throwing money out the window then hands down pvb/old palm valley. Location, location, location.

Davis shores is a VERY bad flood zone, it was a disaster in both Mathew and Irma. Buyer beware. We helped in the cleanup, it was devastating. In addition the water infrastructure is very old and in need of repair. Steer clear......

NextExit40Miles I was being sarcastic about St. Augustine hence the
. It is probably the best secret of the Area and has everything you need. Like anywhere else it has some not so favorable parts. But as long as you can afford a home in a nice area by the beach, it is great.
WGV is a little too far inland for our liking and Palencia is nice but too far North, again for OUR liking, we like to be within walking distance of a beach.

200-350 small house...Davis Shores, despite being a bad flood area wise is still a great location. Most homes in this price range might be considered fixer uppers or even needing full rebuild but there are some block homes in there that are probably move in ready. If you can handle the rowdy Sunday Conch House crowds from Memorial to labor Day, it's great. These conch house folks will park all up and down that road every Sunday from noon to around dinner time. Mostly just having a good time but occasionally needing to find a bush in YOUR yard to relieve a gallon of draft beer or goombay smash. Conch House is a nice place otherwise and it's an icon for that area IMO.
