Thoughts on the south Mandarin area? Greenland Road area? Do you see it changing and being less
desirable as the St. Johns area continues to grow? Looks like lots of new subdivision on Phillips Hwy for housing and the Bartram Park area that is still considered Duval County. The Mandarin Schools are not as over crowded as the St. Johns which I see as a good thing and no re-zoning issues. But, worried that the growth going south will make Mandarin less desirable in the near future due to the older neighborhoods.

Check the school zoning for those developments going in around Philips Hwy, as they are possibly Twin Lakes Academy Middle and Atlantic Coast High.

Yes. I’m not concerned with the schools, for I will be zoned for all Mandarin schools..I was just looking for feedback on the area in general depreciating due to the new shopping in durbin creek and all the new growth in St. John’s. 20-30 years ago Mandarin was the “it” place to move and now it has moved south to the new “it” place to be in St. John’s county.

I think values in general are coming near plateau range even in SJC. This south mandarin area should still remain desirable though relative to other areas in Duval county. Isn't it still growing in this area (new housing, shopping etc)? If so, that would tell you that developers and investors are still bullish on their investment. We could be near the peak though now or by end of next year so there could be a slowdown. Construction companies are starting to notice I believe which is a solid indicator. If you like it there, then others do too
