I live in Palencia can tell you that it is 25-30 minutes to get on a beach. Vilano Beach (South) or Mickler (North). It's also 30 minutes to Old St Augustine and 50 Minutes to Downtown Jacksonville.

I've lived here 4 years and can honestly say there isn't a place i've seen that i'd rather live. It's actually fairly common for residents to move "within Palencia" as they upgrade or downsize etc. We used to be out in nowhere but now we have a Publix, Starbucks, Gas Station, 2 Mex, 2 Pizza, 1 Chinese and multiple hair type places all right at the entrance. What I like best is that its wooded with windy roads not a grid style. The lots vary in size depending on where in the neighborhood you live. So for us we wanted a large fenced backyard and could get .63 acres yet live in a nice neighborhood. There are even larger lots over an acre and then in other areas much smaller lots with homes closer to each other. Homes range from mid $300's to $1.5million+. I'd say that most are $500-900.

The amenities are nice, Fitness center, 3 pools, splash pad, tennis courts, pickleball, pool side snack bar, boardwalk to the river. Multiple parks sprinkled around the neighborhood.

The CDD's are about $4200 per year and the HOA (POA) is $100 per year.

If you golf or want to join a social club there is a nice course running through the hood run by the Palencia Club. It's private so you have to join. The Palencia Club has several restaurants and a sports bar but you have to be a member to patronize them. BUT if you don't golf and want to go there you can get a "Social Membership" That lets you visit all the restaurants and take in the various social events they coordinate. Totally optional and not officially part of the neighborhood.

There are events organize by the CDD staff. Food Truck Friday with farmers market. Fall Festival, Holiday Festival, Movie Nights at the pool and I think a kids summer camp.

There are actually two CDD's which are technically two separate neighborhoods BUT they share the amenities. Palencia is Marshall Creek and has most of the amenities. The other neighborhood is called Palencia North and is the Sweetwater CDD. It has mostly Lennar and Emerald homes. There is an agreement between the two CDD's to allow sharing of all amenities and sharing of operating costs. I believe the CDD feels are fairly similar maybe a range of $3800 - $4200.

The CDD fee's will have two parts. Operating which never ends $2200 and then a Bond payoff which is basically your part of a shared 20 year bond that was used to build all the roads, ammenities, schools etc. Its possible the homeowner or builder payed off their part so once that is done in theory its done unless the CDD takes out new debt.

BUT for a home where they didn't do that you could plan on about $4200 per year for CDD (Combined Operating and bond) and then your property taxes on top of that.

Do they now offer Comcast and/or AT&T for internet?

Internet and Cable choices are as follows.

Internet:
Litestream - High Speed Internet (Cheap but not reliable)
At&t - High Speed Internet very reliable and fast.

TV:
Litestream - Cheap cable not super reliable but gets it done. Older style DVR's available.
AT&T Uverse - Rides over your AT&T Internet
No Comcast
Direct TV
Dish Network

I'm sure the new AT&T options are a huge relief for residents. We had to rule out Palencia when we moved here due to them only offering Litestream at the time. I read the St Johns Golf & Country Club HOA actually sued to get out of their contract with Litestream, their service was that bad.
