We knew it was bound to happen. There are leaks starting to occur now with the Zip Wall system. It bears mentioning that these are roof leaks, where the zip was installed on the roof, and the tape was installed by either the framers or the roofers, and the pressure sensitive adhesive did not release properly. I emphasize that there is no problems with the product whatsoever, and the sole fault lies with the installers because they did not roll it.

There are no reported problems with the walls, however, new homebuyers might want to try and find out if the Zip Panels and tape were used on the roof of their homes. There is a LOT of these homes out there.

So there's your warning, now make sure if you're buying a Zip System house that the installers are using the rollers on every square inch, no exceptions. The entire system is dependent on the tape, and if that fails, the walls (and roofs) will fail. Hire somebody to watch them install it if you have to, but make sure it's rolled.

Due to legalities I cannot disclose the details of who/what/where these leaks are occurring, but just know they are not confined to any one area, and if you are building a new home, please be sure to talk to the homeowners in that community to see how things are going. They are your best resource for potential issues.

SS,
Any data on approximately how old the houses are that are seeing the problems?

Less than 2 years in many cases. It's strictly cases where they used Zip panels on the roof, and the builders did not add another underlayment on top, and because the Zip Tape wasn't rolled, it didn't adhere fully.
