My wife and I are looking to relocate from Charlotte to Jacksonville in the near future. We want a manned gated community. We have looked at Queens Landing and Jax Golf and Country Club but they
are in Duval where the schools are not as good as St Johns and would affect resale plus they are farther from the ocean. We also looked at TPC and Sawgrass which are in St Johns but the prices are about 15% higher for a comparable house. Plantation is out because of the buy-in and higher monthly fees. Palencia is too far from the city and the beaches. Any others we should look at? Proximity to the beaches and ocean are very important and one of the reasons we are moving from Charlotte.

There are quite a few schools in Duval that you may prefer, private ones. Queens Harbour fits your description the most, to be close to the beach and be more affordable because anything in St. Johns Co is going to be more expensive. St. Johns Forest is gated and has security and sometimes is more affordable but it's not crazy close to the beach. There is a community called E-Town building but I'm not sure any of those are gated with security up front. Have you found anything yet? Palencia (as stated above) shouldn't be too bad?

If you don't need the gate or security...check out old Atlantic Beach...cozy and right almost on the ocean. I am partial, I live here.

May I suggest Nassau County? I live here in Fernandina Beach (is actually Yulle but for acts of politics our sector is still Fernandina Beach) and here we have many golf courses (North Hampton Golf Club, Amelia National Golf Club, among many others).
