If you look on a map of Jacksonville you can see it plainly. In St Johns County a good portion of it goes through conservation areas where no building is permitted (thank goodness). The areas that have houses are very pricey due to scarcity and the overall desirability of St John County Schools.

If money was no object, I would buy on of those places on Roscoe Blvd facing the water or an Oceanfront mansion.

You can have what you want here, just not with St Johns County schools.

It is also VERY crowded there, Traffic up Blanding is terrible even on a good day.

SJC. Schools have always been rated VERY GOOD. They should be too as we pay enough in RE taxes for them. Over 50% of our house taxes go to the school system.

It boils down to schools vs being on a navigable waterway. You can get a nice house with a water view in your price range in St Johns County. There is a public dock at the foot of Roscoe Ave. We love this annual boat parade:

Smart thing for you to do is move down and RENT x a year and decide on your own where you will be happy.
