Hello,

Is it possible to know which areas are the best for a family of 4? We will need schools near (even tho my sons are only 2 years old and 6months at the moment).

We are looking to buy a house, max budget is 330k, a big 3 bedroom house with extra space for an office or a 4 bedroom. We would also like 1/4 acres, 1/2 acre is better or more if possible.

What are the city codes for dogs? We have 4 dogs (max allowed here) no HOAs also, as from what I understand those places are more strict than what city codes say.

Also, how' Callahan or the areas around up to GA? Middleburg? Green coves spring?

Yeah, realtor is best here. The no HOA and larger lots will be the challenge, especially with proximity to schools. I am in general feeling like Clay county based on what you wrote. So Middleberg or Green Cove Springs would fit, although I am not sure the quality of home you will find outside an HOA. That usually means older home.

Except every single one I have contacted doesn't really give much information. I haven't had any good information from any of them, most just seems to have pre-written e-mails and are vague and just want to sell houses ASAP. We still haven't picked a realtor because first impressions are so bad from every single one of them.

That's why I came here, to at the very least get some information about good areas not too far from good schools.

Sorry for asking/giving details of the stuff we are looking for.

I am just worried it will be hard to find an HOA that will let us keep our dogs, a lot of them seems to have restrictions. We have 4 dogs (thats the limit here) and we refuse to let go of our doggies. If we could find an HOA with no dogs restriction, then that would be great!

I did some searching today to see if I could find any other spots, it seems like its hit or miss. If using an online took tell it to look for $0 in HOA and to not include any houses with incomplete HOA info.

One area you might want to look would be in Mandarin, Loretto, and along Old St Augustine Rd. There were a few listings I saw that had mentioned no HOA in the text. That's a decent area, one of the better ones in Jax proper.

Also up in Nassau county if you were willing to be a bit more county, Hilliard and Callahan would have homes that fit the description. Schools are pretty good in those areas too. It honestly wouldn't be too different from much of Green Cove Springs and Middleburg, just a bit farther from some retain centers.

Callahan is what I was thinking also. it's bit 'out in the country' but decent shopping a short drive away. Big huge lots with decent homes in many parts. Check out Yellow Jacket drive and the neighborhood around it. Forget what it's called. zip code 32011

i see you are also considering NH/Vermont. There is quite a bit of difference between here and there.

Hey, poster! Callahan seem to fit your criteria pretty well.
I suggest driving around at different times of the day to get the feel of the area.

Enter your criteria on realtor.com and start looking at different options available. No realtor will know exactly what you want, and with some research of your own, you will have a lot clearer idea of what you want and what’s available.

I am a Realtor, but I work in Orlando. Once you are ready, I can give you some recommendations for a couple of decent Realtors up in Jacksonville.
