From what we have seen in far South St. Johns County, New Yorkers are a lot thicker skinned than the locals. There are plenty where we live, the mere sighting of the odd gator does not phase them one iota. We are not New Yorkers, but in the last 12 years living here in our development we have never seen a Gator in the area, and only heard of it a couple of times.

Some of our best friends are Ex New Yorkers and they love it here. All are fairly affluent compared to the average local, but most folks coming here are from other states usually are. Most folks where we live are from out of state as are those who are jesting with you regarding moving here. You will love our fairly laid back Florida lifestyle and the access to great Doctors and Specialists here in St. Johns. That cannot be said for a lot of Florida Counties. St. Johns is a great choice.

I could honestly care less where anyone is from. I'm not from here and moved here 7 years ago now (yet not from the northeast). I just find these sorts of threads/questions a bit funny because you must know how unreasonable a fear of alligators is, right? What could you possibly be afraid of? Just don't swim in ponds/lakes here, period. That's 99.9999% of it.

I'm a red New Yorker. If NY mandates my kids get vaccinated, I'm putting the house up for sale and on the next plane to JAX and PVB. The liberals here are getting more and more insane with their COVID nonsense.

Lol. I don't hear of many gator attacks on the news. I think you should be more concerned about snakes, especially if you're moving to a brand new home site. By the way - Tony D's Pizzeria on Baymeadows Rd is the closest you will get the NY pizza and it's fantastic.

The best advice I can offer is:

1. Consider renting if at all possible. Our perspective changed greatly after actually living here.
Once the Vacation Goggles came off we saw things much differently.

2. Use the search function on CD. There is a wealth of knowledge here.

As to 'everyone in Rivertown seems to be thrilled with the homes' I would consider that problems
can arise much later on and may not initially show themselves. Rivertown is a new development
and those you're speaking to probably haven't been there that long. Just something to consider.

3. Lastly as I suggested to another, read posts from 'ShakenStirred' who is very well versed in
the building industry. Look for his list of top builders in the area.

As for New Yorkers having thicker skins, that's not a compliment. Others might assert that New Yorkers are also more loud, knowitalls, and far more obnoxious "than the LOCALS".


Frankly, we don't really need these people, but it's a free country. We natives don't want FL to transform into the lousy State of New York and especially the pos NYC with its awful leftist leadership that keeps getting voted in, term after term.

Maybe but she's right about the part where you are basically saying all the conservatives in the area are basically hillbillies in bubba trucks. You say stuff like that all the time. St Johns is one the brightest red counties in the state and oh btw happens to be one of the wealthiest, healthiest, fastest growing, best schools...described basically as paradise from just about everyone who relocates here. It must be because of all the tile laying, hammer swinging, marlboro smoking, busch light drinking, rebel flag flying rednecks that make it this way. less than 1 out of every 4 residents are registered democrats and if you drove down Roscoe, A1A, Solano Rd, Old PV road, where all these millionaires live you will see quite a few Trump flags. These CEO's, brain surgeons must just be misinformed rednecks in disguise.

For that budget you can a nice home here in Ponte Vedra Beach and not on a postage stamp lot. Lots of folks are buying here and remodeling. Rivertown is a bit far away from things for me. There are 3 in your price range here in Sawgrass TPC. Closer to the ocean too.
