Hello all! I am planning on moving to JAX in January '09, and was very interested in the Kendall/Regency area. Is this a fairly decent area?

it's ok, I call it tranisitional, close to some really crappy areas, why there?

Well I liked the Kendall Pointe townhomes I saw on Realtor.com. I also wanted to be fairly close the the airport, beaches, and shopping...

I would say it's a decent area.

It's a busy spot, but Kendall Town is set back far enough from the main roads for it not to be such an issue once you're inside the development.

There are lots of apartments on that stretch of Monument Road, and as you get closer to Regency Sq Mall, the quality of the apartments goes down a bit, but it's not too bad.

As you said, KT is definitely close to the airport, beaches and shopping - it's a really good central location for all of that.

Will you be renting or buying?

Kendall Pointe construction was started by Transeastern Homes, who was then bought out by Engle Homes. Engle Homes has since filed Chapter 11, and it will be a long time until this project gets finished, if ever. In the meantime, all the empty lots with weeds will sit and the property value here will be a big concern for years to come.

Also, honestly, it is close to Arlington, which has some pretty high crime areas.

I agree with the other poster...why there? There are way better townhome communities to choose from all over the city. If you give me some specifics of what you are looking for, I can give you some much better developments to look into.

Pulte has some really unique and beautiful condos, both two and three story, off of JTB, which puts you close to everything you want. You have to see these units to appreciate them. Check them out here: Pulte Homes | Communities | Midtowne

Also, they have Vizcaya, which are the coolest looking condos I've seen around this area. They are very close to the beaches: Pulte Homes | Communities | Vizcaya

I'm assuming your wanting only a townhome. I'll post some other communities as I think of them.

Thanks so much ShakenStirred! I'm basically looking for a townhome in a preferably gated community(unless the neighborhood is nice) 2b/2b, 1 car garage, ammenities etc. , no more than a half hour from the airport. I was also interested in Biscayne Bay townhomes. I am 29, single, with no dependants(lol) so I cant afford much, no more than $150,000.
