Here is a link to the Property Appraisers office Sharon Outland, CFA St Johns County Property Appraiser (http://www.sjcpa.us/estimate.html - broken link)
where you can fill in sales price and select your CDD area. The CDD fees are on top of taxes but paid with. They are differerent based on your community.

Taxes here are based on assessed value which may or may not be close to the sales price. There is some weird calculations the county does to come up with those! These are decent estimates based on sales price, but they don't inlcude the extra $25000 homestead exemption added for 2008 yet.

Why in the world would anyone do business with a company that is in bankruptcy?? Especially when it comes to making the biggest investment of your life (for most people)!!??

Engle Homes Builder Tousa Inc. Files for Chapter 11 Bankruptcy Protection

It's crazy, if an individual declares bankruptcy, their credit is ruined, they can't buy a house, get credit for purchases, etc., because the banks and so forth will stay away from such risky business transactions. Then you flip the coin, and the average home buyer won't even dig into what kind of company it is they are purchasing their home from. The risks here are scary to say the least.

What if all of a sudden they quit paying their subcontractors, and you start getting slapped with liens on your new home?? This is what happened with Levitt & Sons as well. Please do some homework everyone, because regardless of what promises those sales reps make to you, nothing is valid unless it's in writing, and even then, you've sometimes only got a 50/50 shot. The financial status of your builder is extremely important in this market, unless of course you could care less about warranty issues, punch lists, having the neighborhood actually get finished, stuff like that. If you don't mind empty lots with weeds, taking care of your warranty issues yourself, and doing without the great amenity center, then by all means, pick any builder you desire!
