I have been researching various states for retirement and have narrowed it to Clermont, Oviedo, and Jacksonville (Mandarin area).

When I checked out Texas, although the homes are much cheaper than in Florida, the property tax is really high in Texas. So, if you pay cash for a home in Texas, your property tax would be much higher than in Florida.

If I am wrong about the property tax in Texas, would you please compare it with Florida's property tax.

We are currently living in Washington State and will be relocating to Florida when our home sells.

Thanks for any clarification you may offer.

If you're considering Jacksonville/Duval, here is a property tax estimator:

Duval County Property Appraiser - Tax Estimator (http://apps2.coj.net/Tax_Calc/ - broken link)

You should be able to find an estimator on all the county Property Appraiser sites so you can easily compare county-to-county. Texas might have these estimators as well.

Yes, I have checked out both Texas and Florida, which is why I responded to jcs2000 regarding the cost of homes in Texas vs. Florida. My research indicates that property tax in Texas is extremely high. So, if your home is paid for, it would be cheaper to live in Florida where the property tax is much cheaper than Texas.

This is why we are choosing Florida over Texas.

I have lived in both Texas and Florida. We actually just moved back to Jacksonville from Texas a few months ago. I can tell you that the property taxes are definitely higher in Texas. They are approx 3% of your home value, depending on where you live.
We were in the DFW area where they range anywhere from 2.5-3.5%...

So taking the 3% average, if your home is valued at 250k in Texas, you would be paying approx 7500.00 a year in property taxes. In Florida, they would be approx 4000.00 depending on your county. (also without any exemptions)

The houses themselves are cheaper in Texas. Like in the Ft Worth area, a house that would be about 250k in price would easily be over 350k (or more) here...but those taxes are the kicker.

Im not sure if the whole state of Texas has high taxes like that, but I do know they are in that range in the Dallas/Ft Worth area.
