I'm considering moving my family to St. John's Cty. We are looking at Palencia, Nocatee, and Julington Creek. Palencia seemed very remote, Nocatee still has a lot of development to finish, and Julington Creek seemed too far from the beach. Anyone have any opinions on the virtues of these communities? And, any other communities I might want to look at that might fit with these three?

Check out Kensington, which is just north of Palencia on US1. It doesn't have all the fancy amenities, but that keeps the annual fees low (i.e. No CDD fees). It still has a community pool, playground and ball fields, though, and is still close to St. Augustine and the beaches. The homes have decent lots, and there are some located on nature preserves, too.

There is Madiera going in just down the road from Palencia (south of it) and the builder is Arthur Rutenberg, who builds an outstanding home. Arthur Rutenberg Homes

Madeira is a new one I hadn't heard of. Kensington seems to be Palencia "Lite"....no golf, no pool, etc. I'm also wondering if the remoteness of Palencia is one reason why there are so many homes for sale there.

We live down International Golf Pkway in Murabella and love it! Some lots are quite large, homes are beautiful, and you can get quite a good deal! We felt Palencia/Kensington were too far out of the way, we like being closer to 95 and now we have Publix, CVS and Walgreens at our fingertips! Great area - you won't be disappointed!!

I share your feelings regarding Palencia and Kensington. I will take a look at WGV. I have two young girls and so the other concern we have are of course, schools and neighborhoods. I'm familiar with Nease H.S., but would you have any opinions regarding Wards Creek and Pacetti Bay?
