I appreciate all the advice. One other question, how long of a commute is it from the St. Aug area to central JAX? I don't trust mapquest.

I agree, but the homes to the west of San Jose Blvd. are what I was used to growing up. For some reason, I was also surprised by the number of trees in the area. I guess I had some sort of thought process that I'm near the beach, so the trees will be shorter and not as many. I was wrong.

Probably 35-40 min without traffic. Much worse during rush hour.

Tundra, when I bought a house last year, over 1/4 acre was a requirement of mine as well. Although I had some trouble finding the perfect one, there were a few houses in the 32224 and 32225 zips (10 mins. approx. to the beach and 25 to downtown) that were on somewhat larger lots.
