My wife and I are looking to relocate to the Jacksonville/St. Augustine area in December, and we looking for a house/townhouse to rent. We would like to be within 20 mins of the beach, and the rent to be in the $600-$800.

What are the best websites and real estate companies to look at to find a place to rent?

We also have a 2 year old german shepard that is house broken and crate trained.

A lot of property managers use Rentals.com, and also if the rental is listed on the MLS, it'll publish to Realtor.com.

Just a quick search of the MLS showed there to be several "pets OK" rentals in the Mayport area for under $750. Then, there are other Southside/Arlington rentals available for up to $800.

MLS is the Multiple Listing Service. That's where we local real estate agents post our listings.

Check the crime stats here, using the mapping feature: Crime Statistics Just enter an address and it'll give you the stats for a 1/2 mile radius around there. Most news about crime is usually in pockets of the westside and northwest side of town. There are also some rough pockets in Arlington and the west end of Beach and Atlantic Blvds. It's best to check the address with the crime stats page, above.

Mandarin, East Arlington, Beaches are areas that meet your "20 minutes to the beach" criteria. But, the price is going to be higher in those places, depending on what you need for # of bedrooms. Apartments are cheaper than houses/townhouses, these days.

As a dog lover myself, I imagine with a dog of that size your ideal situation would be a rental house with a fenced backyard.

I just want you to be aware that your search may take some time. As Eric mentioned, the nice areas that fall into your "20 minutes to the beach" criteria will generally rent for more than $800 (more like $1000+ usually).

But the other reason is insurance. Floridians face a tough challenge with property insurance. The insurance companies seem to not like us since they actually have to pay out claims once in a while due to natural disasters like hurricanes . Anyway, obtaining and keeping property insurance can be tough here in some cases. Since the insurance companies have all the leverage against us, they've set some pretty unreasonable dog demands. It's flat-out breed discrimination and your dog falls into the category for many insurance companies.

So it's not a matter of whether your dog is wonderfully trained, never bit anyone, etc., it's simply a matter of breed. Whether you have a shepherd, pit bull, rottweiler, dalmation, shar pei, etc., they are all discriminated by some or all insurance companies. Therefore, some landlords - house or apartment - will not be able to rent to you without risking the loss of their property insurance coverage.

I'm giving you the background of it because as a shepherd owner, you need to know this going in - whether you're renting or buying. It can add extra time and frustration to your new home search, so please be aware .

For anyone else reading this, there are no hard and fast rules. Just because your insurance company hasn't bothered you about your Dalamation doesn't mean they won't in the future and if you switch insurers you might face a dog issue you never encountered before. It has absolutely nothing to do with your individual dog, it's a calculated attack against certain breeds.
