If you are talking about Bolles Middle School, over on Bartram Rd., I believe that area is Love Grove. Overall, it is in the Greater Arlington area. Arlington can be tricky, some parts of it are really nice, some parts.... not so much. And the not so nice areas tend to be spotty, interspersed with the nicer parts.

All that being said, the Love Grove area is a fairly nice area, most of the homes are older (1940-1960 or so), but tend to be well cared for.

Let's not use Bolles as a landmark. If you must, then call it that lame private school on the water.

Lakewood is the area I think you are describing...on San Jose Blvd, just south of San Marco and north of Baymeadows. Nice area.

It is really nice . I live just a bit further north, so I'm very familiar with the area.

Along the river (San Jose Blvd), University Blvd runs right through the center of Lakewood. University Blvd also divides the zips of 32207 and 32217. So Lakewood ends up falling into both zips, depending on which side of the boulevard you live on.

So the particular boundaries you described includes Lakewood, San Jose, Dupont, San Jose Forest, Christopher Creek, Epping Forest and a few other neighborhoods. If you wanted to generalize, I would call it the Lakewood and San Jose areas.

The more you drive around there in the backroads off San Jose, the more beautiful the area becomes. There are some stunning mediterranean homes dating back to the 1920's. There are also a lot of pocket parks throughout the area and easy access to water. The houses can be very affordable small ranches or bungalows and right around the block you have huge estates. There's a large number of independently owned restaurants and shops throughout and it's easy to get around in (no traffic headaches).

The area probably attracts a slightly older crowd. It's not a "hipster" area, so the 20-somethings aren't flocking to it. It probably attracts more of the mid-30 to 40+ crowd. I think this is part of why it's such a sleeper area. If more people knew about it, they'd realize it's the best part of the city .

That is what we did since it was raining last Saturday. We just drove through those neighborhoods from University down to Bolles. Never been back in those and there were some lovely homes. Some weird looking contemporary onces too.

Yeah, it's a real mix of styles. Glad you liked it .

Now you've got to try north of University Blvd - Lakewood, Ridgewood, Ardsley, Mirimar, Oriental Gardens, Granada...lots to see other than San Marco Square .
