Insurance is tailored to each individual house/townhome/condo - there's no set price.

If you are looking at a particular townhome, the realtor should be able to give you some idea (often, it's included in the monthly association fee for condos or townhomes, so ask for a breakdown).

If insurance is not included in your monthly association fee, then it will be up to you to shop around for insurance and get some quotes.

usually the associations pay for insuring the building ( you pay via assessment) and you buy your own insurance for contents and liability

On a townhome, the association only pays to maintain the common areas, while the townhouse itself- top to bottom- is the responsibility of the unit owner and must be insured like a house. We have no pool, just a park and landscaped common areas, so our assessments are low. I pay homeowners and windstorm and am responsible for my roof, deck, etc. Windstorm is not required where I live, but I want to have it.

In a condo, the association owns the "shell" and is responsible for roof replacement, etc., so the unit owners don't need to insure for that type damage. If the roof blows off, the association is responsible for replacing it. The insurance cost to the unit owner is less, but the assessments are more.

That's one of the reason that the assessments are less for townhouses- I have to paint the outside, replace the roof, etc. while in a condo the costs for those things would be common expenses paid by the association.

I have State Farm and have been very happy with them. Had one claim and they could not have been more responsive.
