Hello!

We are relocating to Overland Park and looking for the best area of town to live in.

Which areas should I stay away from? Which area is safer? Which area has better school?

Also if you could help me with a resource where I could find house rentals or town-homes. We have a pet so we need a plays that accepts pets.

^There's really no area to stay away from and I think all of the schools are good, but the Blue Valley School District (southern Overland Park) is considered be the best or one of the very best in the KC area. If you give more details about yourself and what sort of neighborhood you want, you will be better guided here.

All of it is safe. No worries about any area of Overland Park as far as safety. I agree with MOKAN about southern Overland Park as far as schools. If I were moving to Overland Park (I live in Prairie Village), I would move to southern Overland Park because it's newer. As far as rentals, go to Zillow.com, click on Rentals at the top, and type in the area you want to look in (Johnson County, Kansas, Overland Park, Kansas, whatever). You can look at a map view and you can zoom in and out to see more or less rentals. You can also view based on price, age of the home, time listed for rent, lot size, etc.

Seeing how homes are slapped together in south Overland Park, I'd much prefer Prairie Village. All I can suggest to the OP is to be a thorn in the side of the inspectors. Leave no stone unturned. Pay special attention to window and chimney flashing (which wasn't even inspected until 2007!!), foundation quality and drainage issues on the property. Go over the roof one shingle at a time. My impression after seven years here and a very costly repair due to a construction flaw, is that the county building/planning department doesn't do a great job of code enforcement.

Also check out school safety for things like sprinkler systems and storm shelters. Do not assume they are all up to snuff, and if you're looking at an older school, make sure it wasn't grandfathered in to building codes that were enacted since their construction.

Overland Park is in KS, not MO; if you request that the MOD move your thread to the KS side and you'll get more responses.

I do agree that crime is much less in OP than if one were living in KCMO, but it is not completely crime free. There are many good areas in the entire Johnson County, KS area.

As far as rentals, Google 'property management' in OP and that may be the best option since you're unfamiliar with the area.

Actually, this forum is for the whole KC metro, so this post is in the correct place.

The state forums are generally reserved for rural areas or smaller towns away from large metros or political statewide issues etc. If you go to the Cincinnati forum, they don't think twice about discussing the KY suburbs. If you go to the St Louis forum, they discuss the IL suburbs without issue.

Johnson County is a suburb of KCMO and the KC area is considerably different than the state of Kansas (or Missouri). It's a large stand alone metropolitan area.

Most people that post about the Kansas suburbs also have questions about KCMO, the MO suburbs, regional commuting issues, cultural attractions etc.

But your attitude is par for the course when it comes to issues that plague Kansas City, that's for sure.

To the OP, you are moving to Kansas City. This post is in the right location.

Good luck with your move and enjoy the metro area. It's a nice place.

What is with this "put Johnson County threads in the Kansas forum" campaign?. I had a DM a couple weeks ago from another poster (not Katie45 or any regular here) who was complaining when I suggested a post in the Kansas forum would get a better respomse in the KCMO subforum.

I don't get it either. I think is just shows how deep some of the state line problems in KC really are. Typically people do get a lot more responses and feedback when Kansas City area questions are posted in the Kansas City forum vs the Kansas forum which generally does not give a lot of good feedback on the KC area because most people that frequent there are not that familiar with the KC area. It would be the same thing if people asked about Lee's Summit in the Missouri forum.

I think one issue is the Kansas forum is mostly people trashing the state, it's one of the slowest state forums on citydata and it's mostly locals trying to defend the state (I visit once in a while, but rarely post there). Having some JoCo threads in there would probably help give the KS forum some legitimacy.

But once again, the primary and most developed part of Kansas is the smaller and more suburban part of a metro area based in Missouri. It is what it is. Keep the KC metro area in one forum where it belongs. No matter how much many JoCo residents think that JoCo is its own metro area, it's not and people new to the city should be greeted as new residents to Kansas City, not just Kansas or Missouri.
